113-Negotiating
Negotiating is getting motivated sellers to do what you want them to do. Getting motivated sellers in front of you is just part of the battle. Now you need to get them to lower their prices so that you can make money. This is done through negotiating!
There's three ways to present an offer. There's two ways to negotiate: 1. The way the whole world negotiates 2. The way H. Roger NealTM negotiates!
Negotiating, to me, is using reason and logic to get the seller to lower the price. I don't always negotiate because sometimes the seller's bottom line is low enough and he couldn't lower it if he wanted to. In other words, the seller owes $60,000 and he's back 4 payments. If $63,000 gets him out, fine. The property is worth $87,000 anyway.
On the other hand, there are many cases where the seller wants too much and we need to convince him to give us a better deal. This is where the art of negotiating comes in.
For example:
The house is worth $100,000. The seller wants $90,000. That's only a 10% reduction. We need 20% off. Negotiating is the only way to get the extra 10% discount. Now we can sell it for 10% off and make 10% for ourselves!
